Lathrop's 2026 Openings Lined Up on Golden Valley Parkway

Three of the openings that changed errands in Lathrop this year share one street. AutoZone opened in March, Sutter Urgent Care in June and Sam's Club in September, and all three sit on Golden Valley Parkway. Their street numbers run from 16150 to 16728.

The gathering places planned for River Islands Town Center are a different story. Redwood Café and the Pavilion amphitheater are still listed as "Coming Soon." Lathrop's 2026 growth came as a parkway. The downtown is still being built, and the next change residents can shape is a road, not a storefront.

One Street, in Order of Address

This is the parkway as of the last week of September 2026, listed by street number. Each entry is something a household might use in a normal week.

  1. Sam's Club, 16150 Golden Valley Parkway. The nearly 170,000-square-foot warehouse opened Thursday, Sept. 24. The Stockton Record calls it the first Sam's Club warehouse store in San Joaquin County, the chain's eighth in Northern California and its 31st in the state.
  2. Sam's Club fuel station, 16174 Golden Valley Parkway. The members-only station opened Friday, Sept. 4, about three weeks before the store. It's open 6 a.m. to 10 p.m. every day.
  3. AutoZone Auto Parts, 16372 Golden Valley Parkway. It opened March 2, and the Stanford Crossing developer describes it as the first AutoZone in Lathrop.
  4. Sutter Urgent Care, 16728 Golden Valley Parkway. It held its ribbon cutting June 24 in the Target-anchored shopping center.

Sam's Club, its fuel station and AutoZone are all part of Stanford Crossing South. The developer describes the center as "just across Golden Valley Parkway from nearby residential neighborhoods." As of its Sept. 30 update, the developer says construction is still underway on both the North and South retail centers, with some businesses already open.

Why the Warehouse Club Changes the Map Most

A new chain store usually means one less short trip. A warehouse club means one less long one. When the Lathrop store was announced, the developer said the next-nearest Sam's Club was more than 50 miles away in Sacramento. Bulk shopping, a pharmacy and member fuel used to mean a drive out of the county. Now they're at an address along the main road through River Islands.

The club's location page lists groceries, a bakery, a pharmacy, Sam's Cafe, fuel, auto and tire service, optical and other services, all at the Lathrop address. Several of those used to require separate stops. Lathrop already had a Target center a few hundred street numbers up the parkway. The warehouse club puts a second large retail anchor on the same road.

The timing followed a forecast that turned out conservative. In January, the Manteca Bulletin reported the city's Economic Development team saying Sam's Club "could" open in late fall. It opened in late September instead.

The Least Visible Opening May Matter Most Day to Day

Sutter Urgent Care is the addition a family is most likely to need on short notice. The Bulletin describes a 7,000-square-foot center with three clinical providers handling walk-in illnesses, injuries and other same-day care.

As of this week, Sutter's location page lists these details:

  • Hours: 7 a.m. to 9 p.m. Monday through Friday, and 7 a.m. to 7 p.m. Saturday and Sunday
  • Ages: Patients 3 months and older
  • Phone: 209-550-4777
  • Arriving: Walk-ins are accepted, and an "On My Way" online option lets you reserve a spot before you leave home

The clinic is part of a larger Sutter commitment to Lathrop. In January, the Bulletin reported that Sutter is investing more than $74 million in two facilities here: this urgent care and a multi-specialty medical center in River Islands. The urgent care is open now. River Islands lists the medical center as a two-story, 40,000-square-foot building with construction starting in 2026 and a 2028 opening target.

What Hasn't Opened Yet

The same pattern repeats here. The things that opened are practical and on the parkway, and the gathering places are still on the way. Here's where the announced projects stand based on the most recent sources available.

The Wendy's would be Lathrop's first, and the developer pitches it as a quick-meal stop for errands, lunch breaks and weekend shopping. That puts it in the same category as everything else Stanford Crossing has opened so far.

The Town Center projects work differently. Redwood Café and the Pavilion are built for spending an evening, not for running an errand. River Islands' page still gives them only a year, with no month. Until an opening date is announced, it's safer to treat both as 2026 targets than as plans for this fall.

The city has said it wants more of the second kind. In its January update, the Economic Development team said it was "actively working to attract additional quality dining and entertainment experiences."

The Openings Off the Parkway

A few of this year's additions are on other streets. Maverik opened a store and fueling station at 410 E. Louise Avenue, marked by a March ribbon cutting. Inside is a Bonfire Grill serving pizza, sandwiches and burritos. Ceramic Garage, a family-owned window tint, ceramic coating, vinyl wrap and paint protection shop run by brothers Robert and Romel, opened at 95 D'Arcy Parkway in February.

Both are useful, and both are the kind of business you visit once in a while. The stops tied to weekly routines, like groceries, a pharmacy, fuel and same-day medical care, are concentrated on one road.

The Road Is the Next Thing to Weigh In On

Commercial growth on the parkway puts more pressure on the freeway connections that feed it. The next project in that chain is open for public comment right now.

Caltrans is accepting comments from Sept. 28 through Oct. 27 on the City of Lathrop's proposed diverging diamond interchange at Louise Avenue and Interstate 5. According to the Manteca Bulletin, Caltrans will move ahead with design if there are no major comments. The Bulletin compares the design to the existing interchange at Union Road and the 120 Bypass. The main difference is that here, the Louise Avenue lanes would cross over each other and back again underneath I-5 instead of on a bridge over it.

The project as described would:

  • Add ramp metering
  • Add auxiliary lanes, including lanes connecting the Lathrop Road and Louise Avenue ramps
  • Widen the existing on- and off-ramps
  • Build Class II bike lanes on Louise Avenue
  • Add new sidewalks along Louise Avenue

The project information is available on the Caltrans District 10 website and at the Lathrop Branch Library, 450 Spartan Way. This is still an environmental review, not construction. Separately, the city lists improvements to the Lathrop Road/I-5 interchange as "Budgeted" with no published construction schedule. One nearby project is already finished: the city lists the traffic signal at Golden Valley Parkway and Lathrop Road as complete.

The Fall Calendar Still Runs on City Addresses

The new businesses are on the parkway, but the City of Lathrop's own fall events are hosted at its civic buildings:

  • Truck-or-Treat: Saturday, Oct. 17, 5 to 7 p.m., at the Generations Center, 450 Spartan Way. Free.
  • Veterans Day, "Honoring All Who Served": Wednesday, Nov. 11, 11 a.m., at the Community Center, 15557 5th Street. Free.
  • Christmas Parade & Tree Lighting: Saturday, Dec. 5, 5 p.m. The city hasn't posted the route yet.
  • Donuts with Santa: Saturday, Dec. 12, 9 a.m. to 1 p.m., at the Community Center. You need to book a time slot, and a family photo with donuts costs $35.
  • Country Breakfast: Oct. 2, Nov. 6 and Dec. 4, each at 8:30 a.m.

New services keep opening along the parkway, and city events still happen at 5th Street and Spartan Way. Once the Pavilion and Redwood Café announce opening dates, River Islands Town Center will have its own spot on that calendar.

New stores and a new urgent care nearby change what buyers ask about, but they don't automatically change what a home is worth.
